Set in a conservation area on the Kent coast, AAVA extensively remodelled and retrofitted an existing 2 bedroom house and garage into a 4 bedroom family home.

The site has a unique aspect overlooking the sea and bounded by a steep tree lined bank to the rear, every room connects seamlessly with the outside and the sea view.

The building is clad in ‘Kebony’ a robust factory treated timber to withstand the harsh environment but also weather well over time without maintenance – Internally a mix of Douglas fir and powder coated panels were used for the joinery and flooring.  The decision to retain and retrofit the existing house was fundamentally to reduce the embodied carbon during construction. Well insulated and airtight construction as well as an Air Source Heat Pump (ASHP) in conjunction with underfloor heating help to reduce the in-use carbon emissions.
